Kirk was born and raised in Big Spring, Texas, where he absorbed the small-town values that he still lives by today from his family, his church, and his neighbors: Work hard. Do what’s right. Treat people the way you’d like to be treated. Be polite. If you want friends, you need to be one first. Be a leader. And after you’ve taken care of your business, have some fun!
Kirk is a UT grad who loves Austin so much that he always wanted to return after living elsewhere for 18 years, and he finally resettled here in 2006. Austin is and always has been a magical place to him, a city with an amazingly vibrant downtown scene, but also with stunning hill country getaways and natural swimming holes within short driving distance. And it’s a city that celebrates being different. “Austin is a unique city in Texas, because instead of feeling pressured to conform to a certain social norm, people who live here really feel like they can be completely themselves, no matter what that is, without fear of disapproval,” says Kirk. “I have no intention of ever living anywhere else.” He has two grown kids, and he treasures the role he plays in coaching them toward adulthood.
Excellent! Excellent in all areas: thorough, Sees the entire picture, respect for me as a client but also as a person; I have multiple infirmaries, Kirk was considerate at all times in our exchanges. I always believed he went the extra step for me as a property manager and a realtor. His knowledge base as well as his honesty, integrity and professionalism should be a model for others in the field. My only regret is I did not have him as my property manager much much sooner. His assessments at times were painful but they were honest and factual. As a realtor I definitely believed he was fair and forthright. I don’t have a vocabulary to describe my respect and appreciation for his dealings with me.

Kirk went above and beyond to get my house sold. He was available for consultations, staging, providing referrals for contractors, and always readily addressed my questions and/or concerns. Kirk was extremely easy to work with and I appreciate everything he did to help me get my house sold. It was an incredible experience that moved smoothly and quickly. I will recommend Kirk anytime!

My wife and I recently moved to Austin, Texas from Indiana. We found Kirk through friends who had hired him as their realtor a few months prior and they raved about his excellent service. Despite using realtors in the past, we had never met such a genuine and motivated individual until we met Kirk Mancill. He took his time with us and treated us as if we were family. This truly speaks volumes because we have no family close by and Kirk stepped in and went above and beyond to make our move as easy as possible. Both my wife and I would highly recommend Kirk Mancill to anyone who is looking for a caring, passionate and professional realtor. Kirk has most certainly gained our trust and business from this point forward.
– Josh and Susan P.
Kirk has helped us look for a home twice. We ultimately decided not to move (we already live in Austin). He was so knowledgable, patient, thorough, and kind. When we do finally buy or sell we will do so with Kirk. He is the best agent we’ve ever worked with. Have recommended him to friends who have been so grateful.
– Liz S.
Kirk is by far the best real estate agent I have ever worked with in my experience of nine RE transactions. He is on top of things, knowledgeable about the area, helpful in understanding and sharing about the process and options and has incredible integrity. I never had a doubt I was getting the straight poop. We are still in RE relationship with him as he is helping us find our next home in the hot Austin, TX market.
– Mike R. and Georjean B.
My husband and I just purchased our first home under Kirk’s outstanding guidance. He is as good as it gets. We were navigating the insane Austin market during the summer of 2013 when homes were selling instantly and going for far over asking, but Kirk always looked out for our best interests by doing thorough comps and helping us determine what was a fair price in the market. We never felt pressured to offer; on the contrary, Kirk would honestly advise us if we were interested in a home that he didn’t think was our best fit or a good price.
By the time we found our home, we were CERTAIN we had made the right choice. I’m so thankful for his patience and how well he understood our needs and budget. I would recommend Kirk to any potential buyers or sellers, especially first time home-buyers.

My husband and I recently purchased our first home with the help and services of Kirk Mancill. From the beginning through the end of the home search process, Kirk was dedicated to finding us our dream home…and he certainly did! The transaction we ended up closing was not your typical home-buying experience due to issues with financing and inspections, and let’s just say we weren’t the easiest of clients to work with as it was our first time 🙂 BUT, throughout the entire process, Kirk never stopped working hard for us and always represented our best interests. He offered good guidance and professional insight through each step of the way, and remained very responsive and patient to our needs. Kirk truly went above and beyond, and we couldn’t have asked for more. We’d recommend Kirk to anyone in need of a great realtor.

Kirk Mancill is an excellent real estate agent/broker. He is professional, hard working, meticulous, absolutely trustworthy, and a complete delight to work with. There is not an ounce of hustle in him. He presented the facts, and we made the decisions with no pressure. I had never met him, but upon the recommendation of a friend, my wife hired him to find a house that we eventually purchased in June 2012. I was so impressed with him, we hired him to sell our previous home. If he represents you on a purchase, he will only charge a 2% commission on the sale (5% if the other party is represented by an agent). In my deal, the buyer was unrepresented and my total sale commission costs were 2%. I have seen few professionals who have worked so hard to earn their fee/commissions, and delivered such great value.

I can’t say enough nice things about Kirk Mancill. He recently helped my son purchase his first home, and his attention to detail was beyond compare. It didn’t matter that this wasn’t the most expensive house on the market (by far), Kirk gave us 100% of his time and attention, and promptly answered all of our questions. He saved us countless time and effort by handling things before we could even ask, making arrangements for and meeting with inspectors and engineers, and working with the title company. He knew the answers to every question we had, and made suggestions along the way that were in out best interest and saved us untold time and money. Kirk’s professionalism is beyond compare, and as a professional myself, it is refreshing to find someone who is dedicated to his profession, and represents all of the ideals of that profession to the highest degree possible. Kirk earned my absolute trust. I would not hesitate to recommend Kirk to anyone, and will use him in the future when I need to consult with a real estate professional.

My property had a couple of features that made it a bit challenging to sell. Kirk offered his expertise and careful analysis, while asking for and respecting my own judgment. His extensive experience brought important perspective during the process—and his knowledge of the housing market allowed us to determine when to be patient and when to make an adjustment.
Kirk’s confident and cool manner in the face of some surprises during the inspection process served me well. Kirk was a pleasure to work with. He is a good communicator; he explained everything clearly and was very patient with my questions and concerns. Throughout the process, I always felt sure that Kirk wanted the very best result for me. His integrity is impeccable, and I recommend Kirk without reservation.
Kirk recently helped my husband and I find our first home and we couldn’t be happier! It was a long tough journey but Kirk kept us in high spirits and when we finally found the right one, he made sure the closing process was swift and painless! You can count on Kirk for expertise, quick responses and personal service!

Kirk Mancill is a professional, trustworthy real estate agent. As first time home-buyers, we were looking for a real estate agent that would guide us through the entire process, while being completely honest with us. We wanted an agent that would advise us if a house we really liked was priced too high or had potential risks. We did not want an agent that wanted to close the deal at the first opportunity. Kirk would provide us with all the facts and answer all our questions, leaving us to make the tough decisions freely. Kirk also proved to be very knowledgeable about the current market and “inner-workings” of buying a house. His expertise alone made us feel more comfortable about buying our first home. We have already referred his services to friends and family, and intend to do so in the future.
Kirk had been our realtor when we sold the house we lived in down south in 2013 and was with us all the way (four different offers?!) through our search for a suitable retirement home in NW Austin. We liked the Gracey Woods/Farms area so for the last offer, we got real aggressive: offer over list as we all thought the subject prop was undervalued, terrific comps, offer turned in within a day of the posting, leaseback included as we are in a temporary apartment, a warm, wonderful letter from the missus to the current owners, and a waiver of the appraisal. That was a bit scary. Our lender’s appraisal came back $15k short of what we offered. When we made the offer, we thought we could come up with another $10K besides the 20% down and the closing costs of which we had control. We surely felt the subject prop warranted the offer price. So in less than 24 hrs, Kirk wrote a very convincing letter to the appraisal board via our lender, and in less than nine hrs, word reached us that the appraisal had been raised $15K, thereby saving that much money in our investment account. Yippee! High fives all around! I tell you, the guy is incredible! Fantastic service and I couldn’t be more pleased about the commission he received. And i am sure this same service will continue with Sky Realty. Where he hangs his hat changed, but Kirk will continue to provide the steady help and support he has always done.
I can’t say enough about Kirk Mancill. When I first met with Kirk I told him I was looking to relocate, but not right away. I just knew the time was coming and wanted to look around to see what was available in the area I was interested in. I am a senior citizen female, and this is the first time I’ve had to make this large of a decision on my own. Kirk was very patient with me, walking me through the process step by step, never pushing, always understanding and pointing out different things I needed to be aware of when shopping for a new home. Kirk not only told me, but showed through his actions that he had my best interests at heart. He was encouraging and helpful all the way, helping me to find the perfect home for myself and my pets. I thank God for putting Kirk in my path to be my realtor, and I thank you, Kirk, for your help and support in helping me find just the right place.
Kirk Mancill was instrumental in making the purchase of our new home in Sunset Ridge, Twin Creeks, Cedar Park,TX a smooth, low anxiety process. After our decision to build a new home he walked with us step by step along a journey lasting a year. At each step of the way he answered our questions about the purchasing, financing, building and closing process. He checked-in regularly with the builder and interceded for us as needed. He provided us with regular updates about the construction making us aware of potential problems. Kirk is the consummate real estate professional and I highly recommend him for any real estate needs.
-Brad and Mary W.
Kirk is the best realtor we’ve ever worked with. He adhered perfectly to our house requirements (no trying to “upsell” us), had the expertise to handle any issue that came up, and was a pleasure to be around. Kirk was always easy to get in contact with, prompt in replies, and made this a smooth experience. We trust him, and recommend him unreservedly.
