About Rosewood

Rosewood! We all hear the talk… East Austin is HOT for buyers, investors and developers. But few people really can put their finger on the specific area that is experiencing this vibrant real estate activity. When we speak of East Austin, we’re actually referring to the area in the 78702 zip code, the area east of IH35 between Lady Bird Lake on the south and Martin Luther King, Jr. Blvd. to the north and bounded by Airport Boulevard on the east.

Historically, the area has been known as Rosewood, with a nod to two smaller areas, Holly Street (the few blocks just north of Lady Bird Lake) and Govalle (a slightly larger area east of Holly near East 11th and Springdale Road).

What is Rosewood?

As one of the closest areas to Downtown and Central East Austin, Rosewood has been one of the last neighborhoods to hold on to its original historic qualities and yet still be affordable to many Austinites who appreciate the Bohemian and multi-ethnic atmosphere. The area is a gumbo of diversity! The homes are a blend of historic restorations, contemporary condos and modest frame homes from the early part of the 1900s. Filled with artists, generations of families and young singles, Central East Austin is one of the last frontiers for those who appreciate affordable living close to downtown.

The Homes in Rosewood

Homes in Central East Austin/Rosewood vary wildly in price and condition. While there are some homes priced well over $500,000, there are also a large number of tear-downs just waiting for the investor. Because of the close proximity to downtown, land prices may well exceed the value of the home so many developers are snapping up the lots and building contemporary homes on these sites. There are a number of terrific condos in a wide price range.
