About Brazos Lofts
Brazos Lofts (address: 411 Brazos St.) lines E 5th St. and has entrances on both Brazos St and San Jacinto Blvd. Four commercial buildings, two and three-stories tall, were converted into the Brazos Lofts in 1999. There are 38 mostly unique units. After completion, the first floor units were re-zoned LO, or Limited Office. People can now use these first floor lofts as residences and/or businesses that serve community needs. Architects, hair salons and galleries are some examples of what we’ve seen so far.
The Lofts of Brazos Lofts
Because Brazos Lofts was converted from already-existing buildings, floor plans vary, at least a bit, from unit to unit. Most of the units are true lofts – bedrooms, for example, are not closed off. Ceilings are at least 12 feet high in each unit and go up to as high as 22 feet. All the units were delivered with exposed duct work. Some of the units have brick walls and/or exposed wood frame ceilings from the original buildings. Floors are generally either concrete (first floor) or wood. First floor units have direct access from the street and out the back of their units to the parking garage.
Brazos Lofts Downtown Austin Living
As with many conversions, where the structure exists before developers design the condo and lot usage, Brazos Place has limited amenities. There is ground floor parking for the units and an elevator at each end for accessing the upper floors. But people don’t live in Brazos Lofts for the amenities. They’re here because of the true urban loft style and because of its Downtown Austin location.
Brazos Lofts Location
Brazos Lofts is located near where much of the Live Music in Austin’s Live Music Capital of the World title takes place. Additionally, residents live right next to great Downtown Austin restaurants, the Hilton Hotel and Convention Center. Also, there’s Waller Creek and the development that’s going to occur around that. South of Austin’s Convention Center is the burgeoning Rainey Street District. Lastly, Brazos Place has easy access to I35 and a straight shot down 5th street lands you at Whole Foods Market.
