The real estate has been developed for about fifty years, but the Dawson neighborhood association is fairly new. Most known for its activism in South Austin, most notably for revitalizing South Congress, Dawson residents have the neighborhood association thing done. Most of the homes were built in the 1950s and 1960s and are around 1,300 sq ft. But, with the remodels and expansions going on, it isn’t out of the ordinary to see 4 bedroom, 3 bath homes with around 2,500 sq ft.
Where is Dawson?
Dawson is located between South Congress and South 1st to the east and west and Oltorf and Highway 290 to the north and south. Dawson borders St. Edwards University, making it a great location for students. Residents who aren’t traveling to St. Edwards use Highway 290 to commute east and west and Highway 35 to commute north and south. Oltorf is a major artery of the neighborhood and is one of the I-35 exits, so getting to and from the freeway is not too painful during rush hour.
Things to Do in Dawson
Dawson is pretty much the coffee hub of South Austin. There are a ton of local coffee shops that put their own spin on your average cup of joe. Garden District Coffee House has a nice outdoor patio that overlooks the Great Outdoors Garden Center. Its a great place to go when you need to get a few hours worth of work done or when you’re looking to relax. Once Over Coffee Bar is another South Austin favorite – mainly for their iced coffee. They also have a great, quiet patio if you want an outdoor setting or indoor seating if the weather isn’t cooperating.
